Introduction
Glenholme Healthcare Group is pleased to present our outline proposals for a new part two-storey, part three-storey care home on land at Tattershall Road Industrial Estate, Woodhall Spa, Lincolnshire, LN10 6TW.
The proposed development will transform the site into a modern, purpose-built care facility comprising 55 bedrooms and suites, thoughtfully designed to meet the needs of older people and those living with dementia. The home will feature welcoming communal areas across all floors, including lounges, private dining, a cinema, activities room, and salon. These spaces will offer residents opportunities for relaxation, entertainment, and social connection in a safe and supportive environment.
Externally, the scheme will provide landscaped gardens to encourage outdoor activities and create tranquil areas for residents and their families to enjoy. The development also includes car parking and service access to support staff, visitors, and operational needs, ensuring the building is both functional and neighbourly.
Glenholme Healthcare Group already operates a number of care facilities across the UK, with a strong focus on delivering high-quality care and enriching the lives of those we support. Our vision for Woodhall Spa extends beyond the provision of care; it is to create a vibrant and welcoming home, where the environment, amenities, and gardens all work together to enhance residents’ wellbeing and contribute positively to the local community.
Benefits to the Woodhall Spa Community
- The care home will help meet Woodhall Spa’s growing need for high-quality care by providing a modern, purpose-built facility for older people and those living with dementia.
-
Glenholme is committed to building lasting connections with the Woodhall Spa community, offering welcoming spaces for residents, families, and visitors.
-
By supporting older people in a dedicated environment, the home will ease pressure on local hospital beds and reduce reliance on NHS resources.
-
Once fully operational, the home will create up to 80 full-time and part-time jobs, providing valuable employment opportunities for local people.
-
The project will transform the industrial estate into an attractive development with well-designed architecture and landscaped gardens, enhancing the local setting.
-
Thoughtfully designed with the character of Woodhall Spa in mind, the development will foster a sense of connection with the town and integrate harmoniously with the surrounding environment.
Design
-
The care facility will provide 55 bedrooms and suites, arranged across a part two-storey, part three-storey building with a focus on comfort, safety, and homely living.
-
The home will include a professionally equipped kitchen for in-house catering, as well as dedicated staff areas, laundry, and training facilities.
-
The ground floor will feature a welcoming reception, foyer, and bistro with residents’ bar, alongside the salon, activities room, and private dining spaces.
-
The upper floors will accommodate further communal areas, including lounges, dining rooms, a cinema, a sensory room, and quiet lounges, offering varied environments to suit different needs and preferences.
-
Each floor has dedicated nurse and medication stations, along with fully accessible bathrooms and additional support spaces to ensure high standards of care.
-
The building will be fully wheelchair-friendly, with step-free access and two lifts serving all floors.
-
The external layout includes 20 dedicated car parking spaces, a delivery bay, cycle storage, and secure landscaped gardens for residents’ use.
Highways
A care home creates relatively low levels of traffic even at its peak times and the impact of vehicles on Tattershall Road, along with neighbouring roads, will be very low. Staff change over times avoid peak traffic times and will not increase the number of vehicles currently on the road at this time.
A travel plan will be submitted to the local council that will show vehicles will only be used by staff and not residents, reducing the number of vehicles often expected when developing a site for housing.
Proposed Location
The development is proposed on a site at Tattershall Road Industrial Estate in Woodhall Spa, Lincolnshire (LN10 6TW), where the existing industrial land would be transformed into a purpose-built, part two-storey, part three-storey care home designed for older people and those living with dementia. This industrial estate location, currently occupied by unused or under-utilised industrial buildings, would be replaced with a modern 55-bed facility featuring landscaped gardens, communal spaces and supporting amenities, bringing a residential and community-focused use to a previously non-residential part of Woodhall Spa.
