PROPOSALS FOR THE REDEVELOPMENT OF

LAND LOCATED ON WORDSWORTH AVENUE, SHEFFIELD

INTRODUCTION

Glenholme Healthcare Group is pleased to present our outline proposals for a new three-storey care home on the land of Wordsworth Tavern, Wordsworth Avenue, Sheffield, S5 9JE

The proposed development will transform the site occupied by Wordsworth Tavern and car park into a cutting-edge care facility, featuring 62 ensuite bedrooms, each meticulously designed to accommodate the needs of the elderly and individuals suffering from dementia. The project will incorporate ample communal areas, offering amenities akin to those found in a village setting, including a library, shop, residents’ bar, bistro, private dining, lounges, and activity rooms. Externally, the plan includes 17 parking spaces at the rear of the building, while the remainder of the area will be transformed into beautifully landscaped gardens, creating a peaceful retreat for every resident to cherish.

Our vision extends beyond the physical structures; the project will feature a variety of communal spaces and an elaborate landscaping strategy. DESIGN

  • The care facility will feature 62 ensuite bedrooms and communal spaces elegantly spread across three floors
  • The home will include a basement level for plant, laundry and staff facilities as well as a professionally-equipped kitchen for in-house catering
  • The ground floor will encompass a reception and a chic bistro as well as the residents’ bar and shop. While upper floors will feature an activities room, library, hair salon and outdoor terraces.
  • Each floor for residents also includes communal a dining room, lounge, stations for medication and luxury bathrooms for personal care assistance.
  • The premise will be fully wheelchair-friendly and each floor will be accessible by two lifts
  • Parking will be neatly hidden at the rear of the property, accessible from Margetson Crescent

HIGHWAYS

A care home creates relatively low levels of traffic even at its peak times and the impact of vehicles on Wordsworth Avenue, along with neighbouring roads, will be very low. Staff change over times avoid peak traffic times and will not increase the number of vehicles currently on the road at this time.

A travel plan will be submitted to the local council that will show vehicles will only be used by staff and not residents, reducing the number of vehicles often expected when developing a site for housing.
